Tuscany \u2014 where property sales increased between <strong>10% and 12%<\/strong> \u2014 confirms itself as one of the most dynamic markets in Central Italy, also thanks to the attractiveness of the region and the presence of <strong>international buyers<\/strong>.<\/p>\n\n\n\n<p>The analysis highlights a <strong>more mature and selective real estate market<\/strong>: today buyers pay greater attention to <strong>energy efficiency, quality of living spaces and the presence of outdoor areas<\/strong>. At the same time, demand in the <strong>rental market<\/strong> continues to exceed available supply.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Tuscany real estate market: trends across the provinces<\/h2>\n\n\n\n<p>The regional picture shows widespread growth, although with different characteristics depending on the area.<\/p>\n\n\n\n<p>The <strong>province of Florence<\/strong> continues to record the highest number of property transactions, particularly in semi-central districts.<\/p>\n\n\n\n<p>In the <strong>province of Pisa<\/strong>, transactions have grown significantly, with a <strong>+16.9% increase in the first half of 2025<\/strong>, while average prices are around <strong>\u20ac1,495 per square meter<\/strong>.<\/p>\n\n\n\n<p>Across many parts of the region, interest is also growing for <strong>second homes and properties for tourist rentals<\/strong>, especially in <strong>coastal areas of Tuscany<\/strong> and in locations with strong tourism appeal.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Lucca province: active demand and a stable market<\/h2>\n\n\n\n<p>The <strong>real estate market in Lucca province<\/strong> also shows positive signs. In 2025, demand for property purchases increased by <strong>more than 10% in the city of Lucca<\/strong> and by <strong>8% across the rest of the province<\/strong>, with prices slightly rising and <strong>sales times stabilizing<\/strong>.<\/p>\n\n\n\n<p>Today the market appears more balanced, with sellers\u2019 expectations and buyers\u2019 opportunities increasingly aligned, facilitating successful transactions.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Versilia: the driving force of the provincial market<\/h2>\n\n\n\n<p>Within the province, <strong>Versilia represents the real engine of the real estate market<\/strong>, accounting for approximately <strong>50% of all property transactions in the province<\/strong>.<\/p>\n\n\n\n<p>Locations such as <strong>Forte dei Marmi<\/strong> continue to maintain international-level property values, while buyer interest is increasingly expanding to other towns along the Versilia coast.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Camaiore and the search for quality of life<\/h2>\n\n\n\n<p>In particular, <strong>Camaiore, Viareggio and Massarosa<\/strong> are attracting growing interest from buyers looking for homes in areas that combine <strong>quality of life, services and proximity to the sea<\/strong>.<\/p>\n\n\n\n<p>Alongside residential demand, the <strong>short-term rental market<\/strong> remains a key driver for the local real estate sector.
