By listening to their experiences and sharing the daily challenges of their profession, I have gained a clear perspective on the profound changes that have affected the world of teaching. A profession infused with passion and dedication has been transformed by the increasing bureaucracy, a phenomenon not limited to just the school system but also affecting various professions, including my role as a real estate agent.

 

Complaining is not the solution; rather, we must address these challenges with preparedness and education. As a real estate agent, I recognize the importance of investing in our learning and understanding the new requirements and regulations. This preparation is crucial for both us, the professionals, and the homeowners preparing to sell or buy a home.

 

For this reason, I have compiled a list of essential documents that aim to simplify the homeowners' journey, allowing them to proactively manage the bureaucracy and ensure a smooth and transparent selling process. Here is a list of key documents necessary to proceed with the sale of a home:

 

Deed of Ownership: This document certifies the property's origin, ensuring its legitimacy.

Land Registry Extract: An excerpt from the land registry that provides technical details about the property, including identifying information and dimensions.

Land Registry Plan: A graphical representation of the property illustrating its size and boundaries.

Certificate of Habitability: This certificate attests that the property is suitable for habitation and meets safety and hygiene requirements.

Certificate of Compliance with Building Installations:

Condominium Regulations: If the property is part of a condominium.

Statement of Absence of Condominium Debts: This certificate is essential to assure the buyer that the house is free of any condominium debt.

Urban Planning Destination Certificate (CDU) of the Land: The CDU is a crucial document required during the sale of land or property transfers involving land with at least 5,000 square meters connected to registered buildings.

Energy Performance Certificate (APE): WHAT IS IT? A certificate that evaluates the energy efficiency of the building being sold.
